What can an old gas station, vacant downtown building, former rail yard, or historic industrial site reveal about a property's environmental history? Environmental Site Assessments (ESAs) are one of the most important tools communities use to understand environmental conditions, reduce redevelopment risk, and make informed decisions about brownfield properties.
In this interactive session, participants will explore Clues, Sites & Investigations (CSI) to better understand the environmental assessment process. Through real-world brownfield scenarios, attendees will examine historical records, aerial photographs, maps, and other site clues used during Phase I ESAs; explore the types of sites and environmental concerns commonly encountered during redevelopment projects; and learn how Phase II investigations use environmental sampling to answer critical questions about a property's condition. Through case studies, audience participation, and visual examples from the field, participants will gain a practical understanding of what Phase I and Phase II ESAs are, when they are needed, what information they provide, what the results mean, and how they support redevelopment planning and funding opportunities. Along the way, we'll cross the yellow tape to separate hard evidence from hearsay, profiling common myths about contamination, liability, and environmental investigations while uncovering the forensic tools and techniques used to solve brownfield sites.
Participants will leave with the knowledge and confidence to ask informed questions, understand (and not fear) assessment results, and help move redevelopment projects from uncertainty to opportunity.
